Rozsah slu\u017eeb vych\u00e1z\u00ed ze z\u00e1kladn\u00ed nab\u00eddky slu\u017eeb spr\u00e1vce, kter\u00fd je uveden v&nbsp;p\u0159\u00edloze \u010d. 1 a touto smlouvou je d\u00e1le specifikov\u00e1n.<\/span><\/p>\n<p align=\"JUSTIFY\">Zaji\u0161\u0165ovat i bez jednotliv\u00e9ho souhlasu mandanta v&nbsp;b<span style=\"font-family: Arial;\">\u011b\u017en\u00e9m roce periodick\u00e9 kontroly a revize technick\u00fdch za\u0159\u00edzen\u00ed domu vypl\u00fdvaj\u00edc\u00ed z&nbsp;ustanoven\u00ed pr\u00e1vn\u00edch p\u0159edpis\u016f a norem pro provoz obytn\u00fdch dom\u016f a p\u0159ed\u00e1vat mandantovi kopie revizn\u00edch zpr\u00e1v do 10ti dn\u016f po obdr\u017een\u00ed.<\/span><\/p>\n<p align=\"JUSTIFY\">Zaji\u0161\u0165ovat bezodkladn\u011b i bez souhlasu mandanta nezbytn\u00e9 zabezpe\u010d<span style=\"font-family: Arial;\">ovac\u00ed a \u00fadr\u017ebov\u00e9 pr\u00e1ce v&nbsp;p\u0159\u00edpadech, kdy je mo\u017en\u00e9 p\u0159edpokl\u00e1dat vznik dal\u0161\u00edch \u0161kod ve spole\u010dn\u00fdch prostor\u00e1ch domu, jednotk\u00e1ch nebo na majetku vlastn\u00edk\u016f a n\u00e1jemc\u016f jednotek. Z\u00e1rove\u0148 je spr\u00e1vce o takto vznikl\u00fdch situac\u00edch povinen neprodlen\u011b mandanta informovat.<\/span><\/p>\n<p align=\"JUSTIFY\">Tyto pr\u00e1ce zaji\u0161\u0165uje spr\u00e1vce Pohotovostn\u00ed havarijn\u00ed slu\u017ebou (PHS) na z\u00e1klad\u011b zvl\u00e1\u0161tn\u00ed smlouvy, dle p\u0159edpis\u016f a cen SBD POKROK.<\/p>\n<p align=\"JUSTIFY\">Zajistit smluvn\u011b, na z\u00e1klad\u011b pln\u00e9 moci, dod\u00e1vku slu\u017eeb spojen\u00fdch s&nbsp;bydlen\u00edm a u\u017e\u00edv\u00e1n\u00edm nebytov\u00fdch prostor, a to zejm\u00e9na :<\/p>\n<p align=\"JUSTIFY\">dod\u00e1vku tepla a tepl\u00e9 u\u017eitkov\u00e9 vody<\/p>\n<p align=\"JUSTIFY\">dod\u00e1vku studen\u00e9 vody a odvod odpadn\u00edch vod<\/p>\n<p align=\"JUSTIFY\">dod\u00e1vku elektrick\u00e9 energie pro spole\u010dn\u00e9 \u010d<span style=\"font-family: Arial;\">\u00e1sti domu<\/span><\/p>\n<p align=\"JUSTIFY\">odvoz domovn\u00edho odpadu<\/p>\n<p align=\"JUSTIFY\">\u00faklid spole\u010dn\u00fdch prostor objektu, \u00faklid a sch\u016fdnost p\u0159\u00edstupov\u00fdch komunikac\u00ed<\/p>\n<p align=\"JUSTIFY\">opravy a \u00fadr\u017eba STA<\/p>\n<p align=\"JUSTIFY\">dezinfekci, dezinsekci a deratizaci objektu<\/p>\n<p align=\"JUSTIFY\">Zajistit prost\u0159ednictv\u00edm smluv uzav\u0159en\u00fdch jm\u00e9nem spr\u00e1vce na z\u00e1klad\u011b pln\u00e9 moci tyto slu\u017eby:<\/p>\n<p align=\"JUSTIFY\">poji\u0161t\u011bn\u00ed spole\u010dn\u00fdch \u010d\u00e1st\u00ed domu<\/p>\n<p align=\"JUSTIFY\">servis, \u00fadr\u017ebu a opravy v\u00fdtah\u016f<\/p>\n<p align=\"JUSTIFY\">servis a kontrolu po\u017e\u00e1rn\u00edho zabezpe\u010den\u00ed objektu<\/p>\n<p align=\"JUSTIFY\">prov\u00e1d\u011bn\u00ed p\u0159edepsan\u00fdch ode\u010dt\u016f m\u011b\u0159idel a roz\u00fa\u010dtov\u00e1n\u00ed n\u00e1klad\u016f na vyt\u00e1p\u011bn\u00ed, TUV a SV<\/p>\n<p align=\"JUSTIFY\">Spr\u00e1vce p\u0159ed\u00e1 mandantovi p\u00edsemn\u00e9 potvrzen\u00ed o zaji\u0161t\u011bn\u00ed t\u011bchto slu\u017eeb do 30 dn\u016f ode dne data \u00fa\u010dinnosti t\u00e9to smlouvy.<\/p>\n<p align=\"JUSTIFY\">N\u00e1klady vypl\u00fdvaj\u00edc\u00ed z&nbsp;t\u011bchto smluv budou spr\u00e1vcem p\u0159e\u00fa\u010dtov\u00e1ny mandantovi. T\u00edmto ustanoven\u00edm nen\u00ed dot\u010deno pr\u00e1vo mandanta na zm\u011bnu dodavatele v\u00fd\u0161e uveden\u00fdch slu\u017eeb.<\/p>\n<p align=\"JUSTIFY\">Zaji\u0161\u0165ovat likvidaci pojistn\u00fdch ud\u00e1lost\u00ed.<\/p>\n<p align=\"JUSTIFY\">Na z\u00e1klad\u011b \u017e\u00e1dosti mandanta a ve spolupr\u00e1ci s mandantem prov\u00e1d\u011bt nab\u00eddkov\u00e1 \u0159\u00edzen\u00ed nebo poskytnout nezbytnou sou\u010dinnost p\u0159i jejich prov\u00e1d\u011bn\u00ed.<\/p>\n<p align=\"JUSTIFY\">Podle pokyn\u016f mandanta a na z\u00e1klad\u011b jeho p\u00edsemn\u00e9ho po\u017eadavku a pln\u00e9 moci uzav\u00edrat smlouvy se zhotoviteli oprav, rekonstrukc\u00ed a modernizac\u00ed objektu jm\u00e9nem mandanta, nebude-li dohodnuto jinak. Kopii podepsan\u00e9 smlouvy si mandant i spr\u00e1vce p\u0159edaj\u00ed navz\u00e1jem bez zbyte\u010d<span style=\"font-family: Arial;\">n\u00e9ho odkladu.<span style=\"font-size: small;\">&nbsp;Spr\u00e1vce zodpov\u00edd\u00e1 a kontroluje v\u010dasnost a kvalitu proveden\u00fdch prac\u00ed v\u010d. uplat\u0148ov\u00e1n\u00ed smluvn\u00edch n\u00e1rok\u016f a reklamac\u00ed. D\u00edlo od dodavatele p\u0159eb\u00edr\u00e1 technik ur\u010den\u00fd spr\u00e1vcem.<\/span><\/span><\/p>\n<p align=\"JUSTIFY\">Spr\u00e1vce poskytuje mandantovi prost\u0159ednictv\u00edm sv\u00e9ho v\u00fdtahov\u00e9ho technika slu\u017ebu \u201eprovozov\u00e1n\u00ed v\u00fdtah\u016f\u201c. Spr\u00e1vce je t\u00edm odpov\u011bdn\u00fd za bezpe\u010dn\u00fd provoz za\u0159\u00edzen\u00ed a dodr\u017eov\u00e1n\u00ed platn\u00fdch norem a pr\u00e1vn\u00edch p\u0159edpis\u016f. \u010cinnost v\u00fdtahov\u00e9ho technika je zpoplatn\u011bna pau\u0161\u00e1ln\u00ed \u010d\u00e1stkou&nbsp;<b>159,- K\u010d\/m\u011bs\u00edc za jeden v\u00fdtah + DPH.<\/b><\/p>\n<p align=\"JUSTIFY\">Vykon\u00e1vat administrativn\u00ed a technickou \u010dinnost spojenou se spr\u00e1vou domu a v\u00e9st evidenci \u010dlen\u016f mandanta v<span style=\"font-family: Arial;\">\u010d. n\u00e1jemc\u016f spr\u00e1vce a neprodlen\u011b oznamovat v\u0161echny zm\u011bny.<\/span><\/p>\n<p align=\"JUSTIFY\">V\u00e9st podvojn\u00e9 \u00fa\u010detnictv\u00ed mandanta v<span style=\"font-family: Arial;\">\u010d. zpracov\u00e1n\u00ed \u00fa\u010detn\u00ed z\u00e1v\u011brky v&nbsp;souladu s&nbsp;platn\u00fdmi pr\u00e1vn\u00edmi p\u0159edpisy. M\u00edt uzav\u0159eno poji\u0161t\u011bn\u00ed odpov\u011bdnosti za p\u0159\u00edpadn\u00e9 \u0161kody.<\/span><\/p>\n<p align=\"JUSTIFY\">Vypracov\u00e1vat podklady k&nbsp;p\u0159izn\u00e1n\u00ed dan\u011b z&nbsp;p\u0159\u00edjm\u016f pr\u00e1vnick\u00fdch osob a p\u0159ed\u00e1vat je mandantovi 15 dn\u016f p\u0159ed lh\u016ftou stanovenou pr\u00e1vn\u00edm p\u0159edpisem k&nbsp;jeho pod\u00e1n\u00ed.<\/p>\n<p align=\"JUSTIFY\">Vypracov\u00e1vat ve spolupr\u00e1ci s&nbsp;mandantem n\u00e1vrh pl\u00e1nu povinn\u00fdch reviz\u00ed, oprav, rekonstrukc\u00ed a modernizace domu v\u010d. pl\u00e1novan\u00fdch v\u00fddaj\u016f na jejich realizaci pro n\u00e1sleduj\u00edc\u00ed rok a p\u0159edkl\u00e1dat jej mandantovi nejpozd\u011bji do 30.9. b\u011b\u017en\u00e9ho roku.<\/p>\n<p align=\"JUSTIFY\">Mandant projedn\u00e1 a schv\u00e1l\u00ed n\u00e1vrh pl\u00e1nu oprav v\u010d<span style=\"font-family: Arial;\">etn\u011b p\u0159\u00edpadn\u00fdch zm\u011bn a p\u0159ed\u00e1 jej spr\u00e1vci do 15.11. b\u011b\u017en\u00e9ho roku.<\/span><\/p>\n<p align=\"JUSTIFY\">Vypracov\u00e1vat pro n\u00e1sleduj\u00edc\u00ed rok \u201ePodklad pro stanoven\u00ed z\u00e1loh p\u0159\u00edsp\u011bvk\u016f vlastn\u00edka a z\u00e1loh na slu\u017eby pro n\u00e1sleduj\u00edc\u00ed rok\u201c (d\u00e1le \u201epodklad\u201c) a p\u0159edkl\u00e1dat jej nejpozd\u011bji do 30.9. b\u011b\u017en\u00e9ho roku mandantovi k&nbsp;projedn\u00e1n\u00ed.<\/p>\n<p align=\"JUSTIFY\">Mandant projedn\u00e1 p\u0159edlo\u017een\u00fd podklad a po projedn\u00e1n\u00ed a schv\u00e1len\u00ed, v\u010d<span style=\"font-family: Arial;\">etn\u011b p\u0159\u00edpadn\u00fdch zm\u011bn, jej p\u0159ed\u00e1 spr\u00e1vci do 5.11. b\u011b\u017en\u00e9ho roku.<\/span><\/p>\n<p align=\"JUSTIFY\">Na z\u00e1klad\u011b schv\u00e1len\u00e9ho rozpo\u010dtu v\u00fddaj<span style=\"font-family: Arial;\">\u016f za slu\u017eby stanov\u00ed spr\u00e1vce v\u00fd\u0161i m\u011bs\u00ed\u010dn\u00ed z\u00e1lohy za d\u016fm jako 1\/12 z&nbsp;celkov\u00e9 ro\u010dn\u00ed z\u00e1lohy za d\u016fm a stanov\u00ed v\u00fd\u0161i m\u011bs\u00ed\u010dn\u00ed z\u00e1lohy p\u0159ipadaj\u00edc\u00ed na jednotliv\u00e9 vlastn\u00edky a n\u00e1jemce jednotek v&nbsp;souladu s&nbsp;p\u0159\u00edslu\u0161n\u00fdmi, obecn\u011b z\u00e1vazn\u00fdmi pr\u00e1vn\u00edmi p\u0159edpisy a se stanovami mandanta.<\/span><\/p>\n<p align=\"JUSTIFY\">Spr\u00e1vce je opr\u00e1vn\u011bn m\u011bnit v&nbsp;pr\u016fb\u011bhu z\u00fa\u010dtovac\u00edho obdob\u00ed v\u00fd\u0161i m\u011bs\u00ed\u010dn\u00edch z\u00e1loh stanoven\u00fdch dle tohoto odstavce jen na z\u00e1klad\u011b p\u00edsemn\u00e9ho souhlasu mandanta.<span style=\"font-size: small;\">&nbsp;Stanoven\u00fd p\u0159edpis m\u011bs\u00ed\u010dn\u00edch z\u00e1loh za\u0161le spr\u00e1vce doporu\u010den\u011b po\u0161tou jednotliv\u00fdm vlastn\u00edk\u016fm na n\u00e1klady mandanta.<\/span><\/p>\n<p align=\"JUSTIFY\">Vykon\u00e1vat spr\u00e1vu nebytov\u00fdch prostor\u016f a spole\u010dn\u00fdch \u010d\u00e1st\u00ed dom\u016f, kter\u00e9 jsou ve spoluvlastnictv\u00ed \u010d<span style=\"font-family: Arial;\">len\u016f mandanta, podle \u00a7 24, odst. 4, z\u00e1kona \u010d. 72\/1994Sb. v platn\u00e9m zn\u011bn\u00ed.<\/span><\/p>\n<p align=\"JUSTIFY\">V&nbsp;souvislosti s&nbsp;touto \u010dinnost\u00ed spr\u00e1vce:<\/p>\n<p align=\"JUSTIFY\">jm\u00e9nem mandanta uzav\u00edr\u00e1 a vypov\u00edd\u00e1 n\u00e1jemn\u00ed smlouvy k&nbsp;t\u011bmto prostor\u016fm dle p\u00edsemn\u00e9ho pokynu mandanta, nebude-li dohodnuto jinak; kopie podepsan\u00fdch smluv bez zbyte\u010dn\u00e9ho odkladu p\u0159ed\u00e1v\u00e1 mandantovi<\/p>\n<p align=\"JUSTIFY\">prov\u00e1d\u00ed kontrolu plateb n\u00e1jemn\u00e9ho a \u00fahrad za slu\u017eby<\/p>\n<p align=\"JUSTIFY\">prov\u00e1d\u00ed roz\u00fa\u010dtov\u00e1n\u00ed nezdan\u011bn\u00e9ho zisku z&nbsp;p\u0159ijat\u00e9ho n\u00e1jemn\u00e9ho mezi spoluvlastn\u00edky t\u011bchto prostor\u016f podle jejich spoluvlastnick\u00fdch pod\u00edl\u016f na nebytov\u00e9m prostoru nejpozd\u011bji do 31.1. b\u011b\u017en\u00e9ho roku.<\/p>\n<p align=\"JUSTIFY\">Prov\u00e1d\u011bt vy\u00fa\u010dtov\u00e1n\u00ed v\u0161ech z\u00fa\u010d<span style=\"font-family: Arial;\">tovateln\u00fdch z\u00e1loh dle \u010dl. II, odst. 14 takto:<\/span><\/p>\n<p align=\"JUSTIFY\">Do 30.4. roku n\u00e1sleduj\u00edc\u00edho po roku, za n\u011bj\u017e je vy\u00fa\u010dtov\u00e1n\u00ed prov\u00e1d<span style=\"font-family: Arial;\">\u011bno, provede spr\u00e1vce vy\u00fa\u010dtov\u00e1n\u00ed v\u0161ech z\u00fa\u010dtovateln\u00fdch z\u00e1loh. Jedn\u00e1 se o vy\u00fa\u010dtov\u00e1n\u00ed v&nbsp;\u010dlen\u011bn\u00ed na jednotliv\u00e9 vlastn\u00edky a n\u00e1jemce bytov\u00fdch jednotek a u\u017eivatele nebytov\u00fdch prostor.<\/span><\/p>\n<p align=\"JUSTIFY\">Do 31.7. t\u00e9ho\u017e roku pak provede spr\u00e1vce finan\u010dn\u00ed vyrovn\u00e1n\u00ed p<span style=\"font-family: Arial;\">\u0159eplatk\u016f a nedoplatk\u016f s&nbsp;jednotliv\u00fdmi vlastn\u00edky i n\u00e1jemci spr\u00e1vce a u\u017eivateli nebytov\u00fdch prostor.<\/span><\/p>\n<p align=\"JUSTIFY\">Vy\u00fa\u010dtov\u00e1n\u00ed s&nbsp;<b>nedoplatky<\/b>&nbsp;za\u0161le spr\u00e1vce v\u00fd\u0161e uveden\u00fdm subjekt<span style=\"font-family: Arial;\">\u016fm na n\u00e1klady mandanta&nbsp;<b>doporu\u010den\u011b<\/b>&nbsp;po\u0161tou.<\/span><\/p>\n<p align=\"JUSTIFY\">Vy\u00fa\u010dtov\u00e1n\u00ed s&nbsp;<b>p\u0159eplatky<\/b>&nbsp;za\u0161le spr\u00e1vce v\u00fd\u0161e uveden\u00fdm subjekt\u016fm na n\u00e1klady mandanta&nbsp;<b>oby\u010d<span style=\"font-family: Arial;\">ejn\u011b<\/span><\/b><span style=\"font-family: Arial;\">&nbsp;po\u0161tou.<\/span><\/p>\n<p align=\"JUSTIFY\">Z\u016fstatek dlouhodob\u00e9 z\u00e1lohy na opravy (DZO), rekonstrukci a modernizaci dom\u016f bude \u00fa\u010detn\u011b p\u0159eveden do dal\u0161\u00edho roku.<\/p>\n<p align=\"JUSTIFY\">V\u00e9st evidenci a prov\u00e1d\u011bt kontrolu \u00fahrady plateb p\u0159edpisu z\u00e1loh na spr\u00e1vu domu a za slu\u017eby od jednotliv\u00fdch vlastn\u00edk\u016f. P\u0159ehled dlu\u017en\u00fdch \u010d\u00e1stek jednotliv\u00fdch vlastn\u00edk\u016f p\u0159ed\u00e1v\u00e1 spr\u00e1vce mandantovi \u010dtvrtletn\u011b do 4 t\u00fddn\u016f po skon\u010d<span style=\"font-family: Arial;\">en\u00ed \u010dtvrtlet\u00ed, p\u0159\u00edpadn\u011b aktu\u00e1ln\u00ed stav na vy\u017e\u00e1d\u00e1n\u00ed v&nbsp;odd\u011blen\u00ed n\u00e1jemn\u00e9ho.<\/span><\/p>\n<p align=\"JUSTIFY\">Zas\u00edlat upom\u00ednky k \u00fahrad\u011b dlu\u017en\u00fdch \u010d\u00e1stek za pln<span style=\"font-family: Arial;\">\u011bn\u00ed poskytovan\u00e1 v&nbsp;souvislosti s&nbsp;u\u017e\u00edv\u00e1n\u00edm bytov\u00fdch jednotek, nebytov\u00fdch prostor nebo \u010d\u00e1sti nemovitosti, upom\u00ednat \u00fahradu dlu\u017en\u00e9 \u010d\u00e1stky p\u0159\u00edsp\u011bvk\u016f vlastn\u00edk\u016f jednotek na n\u00e1klady spojen\u00e9 se spr\u00e1vou dom\u016f a pozemk\u016f.<\/span><\/p>\n<p align=\"JUSTIFY\">Upom\u00ednka zaslan\u00e1 dlu\u017en\u00edk\u016fm \u2013 vlastn\u00edk\u016fm je zpoplatn\u011bna \u010d<span style=\"font-family: Arial;\">\u00e1stkou dle platn\u00e9ho cen\u00edku spr\u00e1vce, kterou uhrad\u00ed dlu\u017en\u00edk spr\u00e1vci na \u00fa\u010det mandanta. Poplatek za upom\u00ednku si n\u00e1sledn\u011b spr\u00e1vce p\u0159efakturuje.<\/span><\/p>\n<p align=\"JUSTIFY\">V&nbsp;p\u0159\u00edpad\u011b, \u017ee ani po zasl\u00e1n\u00ed upom\u00ednky vlastn\u00edk neuhrad\u00ed dlu\u017enou \u010d<span style=\"font-family: Arial;\">\u00e1stku, bude spr\u00e1vce konat podle pokyn\u016f mandanta.<\/span><\/p>\n<p align=\"JUSTIFY\">Uzav\u00edrat \u201eSpl\u00e1tkov\u00e9 dohody\u201c s&nbsp;dlu\u017en\u00edkem \u2013 vlastn\u00edkem do v\u00fd\u0161e dlu\u017en\u00e9 \u010d<span style=\"font-family: Arial;\">\u00e1stky 24.000,-K\u010d s&nbsp;maxim\u00e1ln\u00ed dobou splatnosti 12 m\u011bs\u00edc\u016f, nebude-li dohodnuto jinak. Uzav\u0159en\u00ed takov\u00e9 dohody je zpoplatn\u011bno \u010d\u00e1stkou dle platn\u00e9ho cen\u00edku spr\u00e1vce, kterou uhrad\u00ed dlu\u017en\u00edk spr\u00e1vci na \u00fa\u010det mandanta. Poplatek si n\u00e1sledn\u011b spr\u00e1vce p\u0159efakturuje.<\/span><\/p>\n<p align=\"JUSTIFY\">Potvrzovat faktury dle \u010dl. II, odst. 4 t\u00e9to smlouvy, prov\u00e1d\u011bt jejich \u00fahradu a neprodlen\u011b p\u0159ed\u00e1vat kopie faktur mandantovi, nebude-li dohodnuto jinak.<\/p>\n<p align=\"JUSTIFY\">Spr\u00e1vce je odpov\u011bdn\u00fd za dodr\u017een\u00ed term\u00ednu splatnosti faktur.<\/p>\n<p align=\"JUSTIFY\">V\u0161echny ostatn\u00ed faktury spr\u00e1vce p\u0159edlo\u017e\u00ed mandantovi. Mandant sv\u00fdm podpisem stvrd\u00ed v\u011bcnou spr\u00e1vnost \u00fa\u010detn\u00edho p\u0159\u00edpadu a p\u0159ed\u00e1 faktury spr\u00e1vci k&nbsp;za\u00fa\u010dtov\u00e1n\u00ed a \u00fahrad\u011b.<\/p>\n<p align=\"JUSTIFY\">Spr\u00e1vce neodpov\u00edd\u00e1 za pozdn\u00ed \u00fahradu v\u00fd\u0161e uveden\u00fdch faktur z&nbsp;d\u016fvodu nedostatku finan\u010dn\u00edch prost\u0159edk\u016f na \u00fa\u010d<span style=\"font-family: Arial;\">tu mandanta nebo v&nbsp;p\u0159\u00edpad\u011b pozdn\u00edho odsouhlasen\u00ed faktur mandantem.<\/span><\/p>\n<p>Spr\u00e1vce je d\u00e1le povinen :<\/p>\n<p align=\"JUSTIFY\">p\u0159edkl\u00e1dat jednou ro\u010dn<span style=\"font-family: Arial;\">\u011b, nejpozd\u011bji do 15.4. n\u00e1sleduj\u00edc\u00edho roku, \u201eZpr\u00e1vu o hospoda\u0159en\u00ed domu, stavu finan\u010dn\u00edch prost\u0159edk\u016f a \u010dinnosti spr\u00e1vce za uplynul\u00fd rok\u201c<\/span><\/p>\n<p align=\"JUSTIFY\">p\u0159edkl\u00e1dat p\u0159ehled o stavu spole\u010dn\u00fdch \u010d<span style=\"font-family: Arial;\">\u00e1st\u00ed dom\u016f a ostatn\u00edch z\u00e1va\u017en\u00fdch skute\u010dnostech spojen\u00fdch se zaji\u0161\u0165ov\u00e1n\u00edm spr\u00e1vy, vypracovan\u00fd na z\u00e1klad\u011b technick\u00e9 prohl\u00eddky objektu, proveden\u00e9 nejpozd\u011bji do 30.6. b\u011b\u017en\u00e9ho roku<\/span><\/p>\n<p align=\"JUSTIFY\">p\u0159edkl\u00e1dat jednou \u010dtvrtletn\u011b, nejpozd\u011bji do 4 t\u00fddn\u016f po skon\u010den\u00ed \u010d<span style=\"font-family: Arial;\">tvrtlet\u00ed, s&nbsp;v\u00fdjimkou IV. \u010dtvrtlet\u00ed, v\u00fdsledky hospoda\u0159en\u00ed<\/span><\/p>\n<p align=\"JUSTIFY\">p\u0159edkl\u00e1dat nejpozd\u011bji do 15.3. ro\u010dn\u00ed \u00fa\u010detn\u00ed z\u00e1v\u011brku (rozvaha, v\u00fdkaz zisku a ztr\u00e1ty, p\u0159\u00edloha) v\u010detn\u011b v\u00fdsledku hospoda\u0159en\u00ed za IV.&nbsp;<span style=\"font-family: Arial;\">\u010dtvrtlet\u00ed p\u0159edchoz\u00edho roku<\/span><\/p>\n<p align=\"JUSTIFY\">V\u00e9st person\u00e1ln\u00ed agendu a mzdov\u00e9 \u00fa\u010detnictv\u00ed zam\u011bstnanc\u016f spr\u00e1vce pracuj\u00edc\u00edmi pro mandanta na z\u00e1klad\u011b dohod o pracovn\u00ed \u010dinnosti, resp. o proveden\u00ed pr\u00e1ce, v<span style=\"font-family: Arial;\">\u010detn\u011b v\u0161ech z\u00e1konn\u00fdch odvodov\u00fdch povinnost\u00ed. Za veden\u00ed person\u00e1ln\u00ed agendy a mzdov\u00e9ho \u00fa\u010detnictv\u00ed t\u011bchto zam\u011bstnanc\u016f, vykon\u00e1vaj\u00edc\u00edch \u010dinnost ve prosp\u011bch mandanta, si bude spr\u00e1vce \u00fa\u010dtovat poplatek ve v\u00fd\u0161i 168,-K\u010d + DPH za zam\u011bstnance v&nbsp;m\u011bs\u00edci, kdy je mzda z\u00fa\u010dtov\u00e1na.<\/span><\/p>\n<p align=\"JUSTIFY\">Odm\u011bny t\u011bchto zam\u011bstnanc\u016f v\u010d. z\u00e1konn\u00e9ho poji\u0161t\u011bn\u00ed p\u0159efakturuje spr\u00e1vce k t\u00ed\u017ei n\u00e1klad\u016f mandanta. Rozsah pr\u00e1ce (m\u011bs\u00ed\u010dn\u00edho \u00favazku) a v\u00fd\u0161i hodinov\u00e9 odm\u011bny ur\u010duje mandant.<\/p>\n<p align=\"JUSTIFY\">V\u00e9st person\u00e1ln\u00ed agendu a mzdov\u00e9 \u00fa\u010detnictv\u00ed funkcion\u00e1\u0159\u016f mandanta v\u010detn\u011b da\u0148ov\u00fdch povinnost\u00ed v\u016f\u010di p\u0159\u00edslu\u0161n\u00fdm finan\u010dn\u00edm \u00fa\u0159ad\u016fm.<\/p>\n<p align=\"JUSTIFY\">Prov\u00e1d\u011bt v\u00fdplatu odm\u011bn funkcion\u00e1\u0159\u016f mandanta podle pokyn\u016f mandanta na \u00fa\u010d<span style=\"font-family: Arial;\">ty u pen\u011b\u017en\u00edch \u00fastav\u016f v\u00fd\u0161e uveden\u00fdch funkcion\u00e1\u0159\u016f, nebude-li dohodnuto jinak.<\/span><\/p>\n<p align=\"JUSTIFY\">Za veden\u00ed person\u00e1ln\u00ed agendy a mzdov\u00e9ho \u00fa\u010detnictv\u00ed funkcion\u00e1\u0159\u016f mandanta bude mandantovi \u00fa\u010dtov\u00e1n poplatek 200,-K\u010d<span style=\"font-family: Arial;\">&nbsp;+ DPH za \u00fa\u010dtovanou polo\u017eku v&nbsp;p\u0159\u00edslu\u0161n\u00e9m m\u011bs\u00edci.<\/span><\/p>\n<p align=\"JUSTIFY\">Spr\u00e1vce je povinen neprodlen\u011b informovat mandanta o nedostatku finan\u010d<span style=\"font-family: Arial;\">n\u00edch prost\u0159edk\u016f na \u00fa\u010dtu mandanta.<\/span><\/p>\n<p align=\"JUSTIFY\">P\u0159i v\u00fdkonu spr\u00e1vy je spr\u00e1vce povinen postupovat v&nbsp;souladu s&nbsp;platn\u00fdmi z\u00e1kony a p\u0159edpisy, stanovami mandanta a se z\u00e1jmy mandanta.<\/p>\n<p align=\"JUSTIFY\">Spr\u00e1vce umo\u017en\u00ed mandantovi na z\u00e1klad\u011b j\u00edm dodan\u00fdch podklad\u016f, bezplatnou aktivaci, u\u017e\u00edv\u00e1n\u00ed a p\u0159\u00edpadn\u00e9 ukon\u010den\u00ed p\u0159\u00edstupu na informa\u010dn\u00ed server slu\u017eby INFO24. Tuto slu\u017ebu se zavazuje d\u00e1le rozv\u00edjet tak, aby poskytovala mandantovi soubor aktu\u00e1ln\u00edch a p\u0159esn\u00fdch informac\u00ed pot\u0159ebn\u00fdch pro jeho kvalitn\u00ed rozhodov\u00e1n\u00ed.<\/p>\n<p align=\"CENTER\">\u010cl. III<\/p>\n<p align=\"CENTER\">Pr\u00e1va a povinnosti mandanta<\/p>\n<p align=\"JUSTIFY\">Mandant je povinen poskytovat spr\u00e1vci sou\u010dinnost, kter\u00e1 je nutn\u00e1 k&nbsp;<span style=\"font-family: Arial;\">\u0159\u00e1dn\u00e9mu pln\u011bn\u00ed t\u00e9to smlouvy, bezodkladn\u011b informovat o zm\u011bn\u011b vlastn\u00edk\u016f jednotek v&nbsp;domech s&nbsp;v\u00fdjimkou p\u0159evod\u016f jednotek z&nbsp;vlastnictv\u00ed spr\u00e1vce a bezodkladn\u011b ozn\u00e1mit spr\u00e1vci v\u0161echny skute\u010dnosti rozhodn\u00e9 pro pln\u011bn\u00ed p\u0159edm\u011btu t\u00e9to smlouvy.<\/span><\/p>\n<p align=\"JUSTIFY\">Mandant z\u0159\u00eddil u \u010cSOB, a.s. pobo<span style=\"font-family: Arial;\">\u010dka Pr\u016fhonice b\u011b\u017en\u00fd \u00fa\u010det \u010d. 217716720\/0300 na n\u011bj\u017e budou zas\u00edl\u00e1ny platby dle t\u00e9to smlouvy od jednotliv\u00fdch vlastn\u00edk\u016f.<\/span><\/p>\n<p align=\"JUSTIFY\">N\u00e1jemci bytov\u00fdch jednotek ve vlastnictv\u00ed spr\u00e1vce budou uhrazovat sv\u00e9 platby na \u00fa<span style=\"font-family: Arial;\">\u010det spr\u00e1vce s&nbsp;t\u00edm, \u017ee spr\u00e1vce bude tyto platby za v\u0161echny n\u00e1jemce zas\u00edlat na \u00fa\u010det mandanta do 25. dne b\u011b\u017en\u00e9ho m\u011bs\u00edce, za kter\u00fd jsou tyto platby uhrazeny.<\/span><\/p>\n<p align=\"JUSTIFY\">Dispozi\u010dn\u00ed pr\u00e1vo pro spr\u00e1vce k&nbsp;tomuto \u00fa<span style=\"font-family: Arial;\">\u010dtu bude poskytnuto pouze pro \u00fa\u010dely pou\u017e\u00edv\u00e1n\u00ed finan\u010dn\u00edch prost\u0159edk\u016f k&nbsp;\u00fahrad\u011b v\u00fddaj\u016f mandanta, a to formou Smlouvy o poskytov\u00e1n\u00ed bankovn\u00edch slu\u017eeb prost\u0159ednictv\u00edm \u201e\u010cSOB BusinessBanking 24\u201c. Stejn\u00fdm zp\u016fsobem bude realizov\u00e1n p\u0159\u00edstup majitele \u00fa\u010dtu.<\/span><\/p>\n<p align=\"JUSTIFY\">Mandant doru\u010d\u00ed spr\u00e1vci kopii smlouvy o otev\u0159en\u00ed b\u011b\u017en\u00e9ho \u00fa\u010dtu a zajist\u00ed p\u0159\u00edm\u00e9 zas\u00edl\u00e1n\u00ed origin\u00e1l\u016f bankovn\u00edch v\u00fdpis\u016f spr\u00e1vci. Spr\u00e1vce za\u0161le kopie bankovn\u00edch v\u00fdpis\u016f mandantovi v&nbsp;term\u00ednech toto\u017en\u00fdch se zas\u00edl\u00e1n\u00edm zpr\u00e1vy o v\u00fdsledku hospoda\u0159en\u00ed dle \u010dl. II, odst. 20c, nebude-li dohodnuto jinak.<\/p>\n<p align=\"JUSTIFY\"><a name=\"OLE_LINK1\"><\/a>Mandant souhlas\u00ed s&nbsp;t\u00edm, aby vlastn\u00edci hradili poplatky ur\u010den\u00e9 spr\u00e1vci v&nbsp;r\u00e1mci m\u011bs\u00ed\u010dn\u00edho p\u0159edpisu plateb na \u00fa\u010d<span style=\"font-family: Arial;\">et mandanta. Poplatky si n\u00e1sledn\u011b spr\u00e1vce p\u0159efakturuje.<\/span><\/p>\n<p align=\"JUSTIFY\">Mandant je povinen v\u00e9st svoji pokladnu (pokladn\u00ed den\u00edk, vystavovat p\u0159\u00edjmov\u00e9 a v\u00fddajov\u00e9 doklady).<\/p>\n<p align=\"JUSTIFY\">Mandant je povinen p\u0159ed\u00e1vat origin\u00e1ly v\u0161ech \u00fa\u010detn\u00edch doklad\u016f spr\u00e1vci k&nbsp;za\u00fa\u010dtov\u00e1n\u00ed nejpozd\u011bji do 5 pracovn\u00edch dn\u016f po skon\u010den\u00ed \u010dtvrtlet\u00ed.<\/p>\n<p align=\"JUSTIFY\">Za&nbsp;<b>pln\u011bn\u00ed p\u0159edm\u011btu t\u00e9to smlouvy<\/b>&nbsp;je mandant povinen platit spr\u00e1vci&nbsp;<b>odm\u011bnu<\/b>, kterou spr\u00e1vce vyfakturuje po 15. dni b\u011b\u017en\u00e9ho m\u011bs\u00edce. Tato odm\u011bna \u010din\u00ed za v\u00fdkon \u010dinnost\u00ed dle \u010d<span style=\"font-family: Arial;\">l. II t\u00e9to smlouvy&nbsp;<b>149,- K\u010d\/byt(NP)\/m\u011bs\u00edc + DPH.<\/b><\/span><\/p>\n<p align=\"JUSTIFY\">Odm\u011bnu lze zv\u00fd\u0161it pouze s&nbsp;p\u00edsemn\u00fdm souhlasem mandanta nebo dle \u010d<span style=\"font-family: Arial;\">l. III, odst. 8 t\u00e9to smlouvy. Splatnost faktur je 14 dn\u016f od jejich doru\u010den\u00ed mandantovi.<\/span><\/p>\n<p align=\"JUSTIFY\">Spr\u00e1vce m\u016f\u017ee prov\u00e9st nav\u00fd\u0161en\u00ed sv\u00fdch poplatk\u016f stanoven\u00fdch touto smlouvou o m\u00edru inflace, pokud podle v\u00fdnosu \u010cesk\u00e9ho statistick\u00e9ho \u00fa\u0159adu pr\u016fm\u011brn\u00e1 ro\u010d<span style=\"font-family: Arial;\">n\u00ed m\u00edra inflace za p\u0159edchoz\u00ed obdob\u00ed (rok) p\u0159ekro\u010d\u00ed 5%. Zm\u011bnu v\u00fd\u0161e poplatk\u016f je<i>&nbsp;<\/i>spr\u00e1vce povinen mandantovi p\u0159edem ozn\u00e1mit.<i><\/i><\/span><\/p>\n<p align=\"JUSTIFY\">Mandant je povinen prov\u00e9st svoji registraci na m\u00edstn\u011b p\u0159\u00edslu\u0161n\u00e9m finan\u010dn\u00edm \u00fa\u0159adu dle platn\u00fdch da\u0148ov\u00fdch p\u0159edpis\u016f a informovat p\u00edsemn\u011b o t\u00e9to skute\u010dnosti spr\u00e1vce.<\/p>\n<p>&nbsp;<\/p>\n<p align=\"CENTER\">\u010cl. IV<\/p>\n<p align=\"CENTER\">Ukon\u010den\u00ed smlouvy<\/p>\n<p align=\"JUSTIFY\">Smlouvu lze ukon\u010dit p\u00edsemnou dohodou nebo p\u00edsemnou v\u00fdpov<span style=\"font-family: Arial;\">\u011bd\u00ed.<\/span><\/p>\n<p align=\"JUSTIFY\">V\u00fdpov\u011bdn\u00ed doba \u010din\u00ed 6 m\u011bs\u00edc\u016f a za\u010d\u00edn\u00e1 plynout od 1. dne n\u00e1sleduj\u00edc\u00edho m\u011bs\u00edce po prokazateln\u00e9m doru\u010den\u00ed p\u00edsemn\u00e9 v\u00fdpov\u011bdi druh\u00e9 stran\u011b. V&nbsp;pochybnostech se m\u00e1 za to, \u017ee v\u00fdpov\u011b\u010f byla doru\u010dena 10. den po pod\u00e1n\u00ed na po\u0161tu. V\u00fdpov\u011b\u010f nab\u00fdv\u00e1 \u00fa\u010dinnosti uplynut\u00edm t\u00e9to doby.<\/p>\n<p align=\"JUSTIFY\">V&nbsp;p\u0159\u00edpad\u011b trval\u00e9ho nedostatku finan\u010dn\u00edch prost\u0159edk\u016f mandanta na jeho \u00fa\u010dtu, po dobu 3 m\u011bs\u00edc\u016f, m\u016f\u017ee spr\u00e1vce smlouvu vypov\u011bd\u011bt. V\u00fdpov\u011bdn\u00ed doba dle odst. 2 tohoto \u010dl\u00e1nku se zkracuje na 1 m\u011bs\u00edc.<\/p>\n<p align=\"JUSTIFY\">V&nbsp;p\u0159\u00edpad\u011b hrub\u00e9ho poru\u0161en\u00ed povinnosti spr\u00e1vce, m\u016f\u017ee mandant tuto smlouvu vypov\u011bd\u011bt. V\u00fdpov\u011bdn\u00ed doba dle odst. 2 tohoto \u010dl\u00e1nku se zkracuje na 1 m\u011bs\u00edc.<\/p>\n<p align=\"JUSTIFY\">V&nbsp;souvislosti s&nbsp;ukon\u010den\u00edm v\u00fdkonu spr\u00e1vy je spr\u00e1vce povinen p\u0159edat mandantovi ve\u0161kerou technickou dokumentaci a dal\u0161\u00ed p\u00edsemn\u00e9 materi\u00e1ly, kter\u00e9 m<span style=\"font-family: Arial;\">\u011bl v&nbsp;souvislosti se svou \u010dinnost\u00ed k&nbsp;dispozici, a to nejpozd\u011bji do 1 m\u011bs\u00edce od data ukon\u010den\u00ed \u00fa\u010dinnosti smlouvy. Do skon\u010den\u00ed v\u00fdpov\u011bdn\u00ed doby je spr\u00e1vce povinen postupovat podle t\u00e9to smlouvy.<\/span><\/p>\n<p align=\"JUSTIFY\">\u00da\u010detn\u00ed doklady p\u0159ed\u00e1 spr\u00e1vce mandantovi do n\u00e1sleduj\u00edc\u00edch 4 t\u00fddn\u016f, tj. po \u00fa\u010detn\u00edm uzav<span style=\"font-family: Arial;\">\u0159en\u00ed p\u0159edchoz\u00edho obdob\u00ed.<\/span><\/p>\n<p align=\"CENTER\">\u010cl. V.<\/p>\n<p align=\"CENTER\">P\u0159echodn\u00e1 ustanoven\u00ed<\/p>\n<p align=\"JUSTIFY\">P\u0159\u00edpadn\u00e9 platby ve prosp\u011bch mandanta, kter\u00e9 spr\u00e1vce obdr\u017e\u00ed na sv\u016fj \u00fa\u010d<span style=\"font-family: Arial;\">et po datu \u00fa\u010dinnosti t\u00e9to smlouvy, budou p\u0159evedeny na \u00fa\u010det mandanta do 14 dn\u016f po obdr\u017een\u00ed. Platby p\u0159ipsan\u00e9 na \u00fa\u010det spr\u00e1vce po uplynut\u00ed 2 m\u011bs\u00edc\u016f od data \u00fa\u010dinnosti t\u00e9to smlouvy budou vr\u00e1ceny zp\u011bt pl\u00e1tc\u016fm t\u011bchto plateb.<\/span><\/p>\n<p align=\"JUSTIFY\">P\u0159evod finan\u010dn\u00edch prost\u0159edk\u016f DZO dosud veden\u00fdch na \u00fa\u010dtu SBD Pokrok bude uskute\u010dn\u011bn na \u00fa\u010det mandanta ve form\u011b z\u00e1lohy do 14 dn\u016f od data \u00fa\u010dinnosti t\u00e9to smlouvy.<\/p>\n<p align=\"JUSTIFY\">Zb\u00fdvaj\u00edc\u00ed finan\u010dn\u00ed prost\u0159edky budou zasl\u00e1ny na \u00fa\u010det mandanta dle z\u00e1v\u011bre\u010dn\u00e9 \u00fa\u010d<span style=\"font-family: Arial;\">etn\u00ed bilance, kter\u00e1 bude zpracov\u00e1na do 2 m\u011bs\u00edc\u016f od data \u00fa\u010dinnosti t\u00e9to smlouvy.<\/span><\/p>\n<p align=\"JUSTIFY\">Sou\u010dasn\u011b se z\u00e1v\u011bre\u010dnou \u00fa\u010detn\u00ed bilanc\u00ed spr\u00e1vce do 2 m\u011bs\u00edc\u016f od data \u00fa\u010dinnosti t\u00e9to smlouvy vypracuje p\u0159ed\u00e1vac\u00ed protokol \u00fa\u010detn\u00edch doklad\u016f a vyzve mandanta k&nbsp;jejich p\u0159evzet\u00ed.<\/p>\n<p align=\"CENTER\">\u010cl.
